CARS AND PARKING

Is there enough parking?
Each residence will get one reserved parking space.

Will there be electric vehicle parking and charging?
Yes, ample electric vehicle (EV) parking and charging stations will be included, in accordance with current building codes. We recognize the growing importance of sustainable transportation and are planning accordingly to meet the needs of future residents. 

What if we have two cars?
There will be space for your second car outside of the garage. This will be an unreserved space

VIEWS

Are there going to be views of Mt Rainier? 
Yes… there will be some from apartments as well as the roof top deck. 

What views will be blocked by Parkside View?
Parkside is replacing a building that is already there.  It will be higher, but the duplexes located near are already seeing a building.

In Phase 1, what floors will have water views? 
Floor 1 will have “over building” water views. Floors 2 and 3 will have water views from the east facing side of the building.  We will have drone shots of the views available at the Discovery Center. 

Will there be a place for my bike? 
Yes, there will be a rack to secure your bike.

I see there will be 19 storage cages.  Can we pay for an extra one?
This has not yet been determined.

I play the piano.  Will there be extra sound proofing in the building? 
Yes, Parkside View will feature double-wall construction with an air gap between the walls, a design that significantly reduces sound transfer between apartments. This is the same construction used for Bristol View Apartments, where we’ve had no noise complaints in over six years of occupancy. Residents have found the building to be quiet, comfortable, and well-suited for activities like music. 

Will there be covered areas on the Roof Terrace?
This has not yet been determined.

Will there be an arts and crafts area in Parkside View?
Yes, but it may be in Phase 2 of construction for a permanent room. 

How many elevators will be in PV and what size will they be? 
There will be three elevators, one will be dedicated for move-ins and big enough for a gurney.             

How many independent living apartments will Parkside add to the campus?
Phase 1 – 59 apartments.  Phase 3 – not determined yet, but most likely around 25-40.           

How large is the rooftop gathering area and if I have an apartment on the top floor of the building, will I hear a lot of noise from the rooftop gathering area?
There will be plenty of soundproofing.  We can’t guarantee that you will never hear a sound from the rooftop gathering area, but it’s likely that you won’t.  Also, we don’t expect a lot of large, loud parties on the rooftop.

How many one-bedroom apartments will there be?

What happens when the power goes out?
Generators will light the main corridors, and each apartment will have one outlet that can still be used in a power outage.

Parkside View Apartment Questions

If I move into a big apartment with my spouse and he/she passes away, can I downsize?
Yes, you can absolutely downsize.

What are the Parkside View south facing views?
Facing south is the Lillian Pratt Building, neighborhood and Mount Rainier on a clear day.

What are the Parkside View west facing views?
Facing west will be the Parkside View courtyard and the duplexes.

If we are living in Parkside View Phase 1, would we have priority to move to Parkside View Phase 2?
You would have the option to put an EOI deposit on Phase 2 similar to Phase 1. There is no specific priority for current residents.

Will there be walk-in showers? 
Yes.  The walk-in showers will have a 2-inch lip.

Would a soaking tub be an upgrade?
Upgrades have yet to be determined.

Will the width of the door accommodate a walker?
Yes. 

Is the deck square footage included in the apartment square footage? 
No, it is not.

How high will the apartment ceilings be? 
Depending on what floor you are on, the ceiling will be eight to nine feet.

Do all the apartments have air conditioning?
Yes.  

Will there be decks on each apartment?
Yes.  The apartments on the courtyard level will have access to an outdoor patio.  Apartments not on the courtyard level will have a balcony.

How big is the apartment storage unit?
Expected to be approximately 4’ x 5.’

Financial Questions – Deposit/Entrance Fee Questions

10% DEPOSIT QUESTIONS

Is the 10% deposit…10% of the entrance fee?
Yes. 

When will you start taking 10% of entrance fee deposits?
Spring 2026. 

Is the 10% entrance fee deposit refundable?
Yes, the 10% fee is refundable.

When I make my 10% entrance fee deposit is this price locked in? 
Yes, the entrance fee is locked in at that time.

What’s the order that you call us for the 10% deposit? 
We will contact individuals based on the order in which their $2,000 EOI deposit was received—starting with the earliest depositors. This ensures a fair and transparent process for selecting your apartment.

If we do accept, how much time do we have to pay the initial entrance fee? Is there a required timeline for moving in?
The entrance fee is due upon move in. Rent is due the first month the apartment is available, but you can move in at any time.  

90% REFUNDABLE QUESTIONS

With the 90% refundable deposit, what happens if I need to move to a care area on campus (assisted living, memory care)?  What happens with the entrance fee and monthly rent?
Your entrance fee follows you throughout campus.  At the time you leave FTJ, whether you pass away or move off campus, you will receive your 90% entrance fee deposit refund when your apartment is re-rented.

Do we still get 90% of the entrance fee back if we decide to move off campus?
Yes, if you move off campus for any reason, you will receive your 90% entrance fee deposit refund when your apartment is re-rented.

Is the 90% refundable entrance fee similar to the rest of campus? 
No.  The buildings currently on campus that have an entrance fee are all on a five-year vesting schedule.  For instance, if you live at FTJ for 2 years and move out, you receive 60% (three years) of the entrance fee back. 

For the 90% refundable entrance fee, do we get back 90% of what we paid (not adjusted for inflation)?
Your refundable entrance fee is 90% of your total entrance fee paid, not adjusted for inflation.

When do we pay the remaining 90% of the entrance fee?
Upon move in.

CONTRACT TYPES

Is the entrance fee for a Type B Community tax deductible?
You’ll need to check with your tax accountant; it might depend on your personal fiancé scenario. 

Is FTJ an A, B or C contract?
FTJ is a combination of B and C type contracts.

What are the benefits of a Type B contract versus a Type A contract?
Type B contracts have a lower entrance fee than Type A contracts.

Is the additional $35,000 fee for a second person refundable?
No 

What is the maximum entrance fee?
As of January 2026, it is approximately $2.2 million. 

Our money is tied up with our home; how do we make the entrance fee payment before our home sells?
If your funds are primarily in your home equity, a bridge loan can be a helpful solution. This short-term loan allows you to access the funds needed for your entrance fee while you wait for your home to sell, giving you flexibility and peace of mind during your transition.

Can I apply my PV entrance fee to another part of campus if I choose not to move to PV?
Yes, the 10% deposit or refundable portion of the entrance fee can be used for other areas on campus.

If the remaining person moves into smaller unit, is part of the “entrance fee” refunded to the level of the smaller unit?
You would pay the entrance fee for the new apartment and the entrance fee for your vacated apartment would be refunded per the guidelines in your contract.

Financial Questions – Non-Entrance Fee Questions

You already have over 100 deposits and there are only 59 apartments.  Why do you need more depositors? 
While it’s true that we’ve received strong interest for just 59 apartments, move-in isn’t expected until 2029. Over the next several years, it’s natural that some individuals may change their plans. By continuing to accept deposits, we’re able to anticipate and account for this expected attrition ensuring that when the time comes, we have a vibrant, fully engaged community ready to move in. We expect only about 1/3 of EOI depositors to put down 10% deposit.

What happens with my rent if I need to move to a care area on campus (assisted living, memory care)?
If you transition from Parkside View to Assisted Living or Memory Care, your Parkside View rent will end once you vacate the apartment, and you will begin paying the monthly rate, minus 15%, associated with your new building and level of care. This ensures a smooth financial transition as your needs change. 

Does the monthly fee include housekeeping?
Yes, twice a month. 

Are there more lucrative investment opportunities for my money?
This is a personal decision of value and options. Franke Tobey Jones is a non-profit with a mission, since 1924, to create and maintain significant value for residents to live and age with grace and dignity… we believe this expansion supports our mission.

At what point does the monthly fee get locked in?
The day you sign your contract, the monthly fee is locked in for that year.

What does the 60-day Healthcare Benefit include?
The healthcare benefit includes 60 days of healthcare for each apartment occupant which will cover any stay you have at Franke Tobey Jones Care Center.

What happens if we run out of money while living at Franke Tobey Jones?
While you are living in Parkside View, if you run out of money, your 90% refundable entrance  fee will help pay for your future care.

Do you have a subsidy program?
FTJ does have a subsidy program.

Does the monthly rent increase over time? What is the average annual rent increase?  Is there always an annual rate increase?
Yes, monthly rent is subject to annual adjustments. Historically, Franke Tobey Jones has seen annual rent increases ranging from 4% to 8%, with the typical increase falling between 4% and 6%.

If we commit to a larger apartment and end up wanting a smaller apartment, how will the entrance fee work?
If you choose to move to a Parkside View apartment with a lower entrance fee, you will only be charged the lower entrance fee minus the amount of the 10% deposit you already made. 

If I pass away can my children assume my apartment?  Will they have the first right of refusal on my Parkside View Apartment?
No, Parkside View apartments are not transferable. Upon your passing, your estate will receive your 90% entrance fee refund once your apartment is re-rented. Your children are welcome to apply for residency and, if approved, would pay the current entrance fee and monthly fees at that time. 

Does FTJ have a third-party auditor?
Yes, and the audit is done on an annual basis.  For Parkside View, we are also working with a third-party investment team – Ziegler.  Plus, we’re working with a third-party CPA firm who will review the financing.

How does healthcare work into the Medicare Advantage program? 
FTJ does not accept Medicare A for short-term rehab stays. Skilled nursing is a long term stay facility, but we do not have a Medicare/Medicaid contract. Franke Tobey Jones  is all private pay. Providers in skilled nursing and assisted living, such as therapy, do bill Medicare Part B for their services.

Can someone on your team help us look at our finances?
We can let you know the financial requirements at FTJ, but we recommend that you meet with a financial planner to work out these details.

What are the financial qualifications?
The exact financial qualifications are still being determined and will be shared prior to beginning the 10% deposit phase.

Regarding the monthly fee, what inflation rate do we use to determine annual monthly fee increases?
We look at CPI, operating costs, staffing costs, the area of campus you live in (IL, AL, MC, SN), etc.  Over the past many years we typically have annual increases of 4 to 6 percent in independent living and 5 to 7 percent in the care areas. 

Does the Parkside View project plan require a certain number of deposits?
Yes, the minimum number of deposits is 50% to 70% of the total number of apartments (30 to 42 deposits) to go to financing.

Do you take long term care insurance?
We don’t, and we don’t bill your insurance company, but we can help you with the paperwork. If you have a long-term care policy, you would be reimbursed from your carrier but payment is made directly from you to FTJ.

Once I sign the PV contract, is there a grace period of when I can move in?
We will hold an apartment for up to 2 weeks before rent begins.

What is the source of funding for Parkside View?
As a not-for-profit organization, we are eligible for WA State Housing and Finance tax-exempt bonds.  We must presell 50-70% of the building (i.e. receive 30-42 10% entrance fee deposits) to go to financing for this project.

What is the time frame to pay off the bonds?
30 years.

Is the $35K applied to the ongoing monthly cost of the second unit, since the 60 days of care is already built into the fees at the time of buy-in?
This has not been determined yet.  Details will be in the contract.

Is there a financial plan to have enough support staff in place for the additional apartments and amenities?
Yes.

What is included in the monthly fee?

  • Housing and utilities (heat, A/C, water, trash, cable, internet)

  • All interior and exterior maintenance
  • 24-hour security and emergency alert system
  • Property taxes

Is there a fee for having a pet?
Yes, there is a $1,000 pet fee due upon move-in, but no monthly pet fee charges.  This is subject to change if necessary.

Amenity Questions 

DINING                              

Dining – Will Parkside View have anytime/restaurant dining? 
Yes, each occupant will have a dining program with a declining balance that renews each month. Typically, the monthly balance equals one meal per day.

When living in Parkside View, can I participate in campus meal plans?
Yes, any resident can dine in any of the dining rooms.

Can I choose to opt out of the meal plan program?
No, it is part of the total amenity package.

Can I use the dining credit in any dining room on campus?
No, just in Parkside View.

Does the dining credit cover guest meals?
Yes, but guest meals are usually priced higher than resident meals.

Is there a separate dining area for Assisted Living?
Yes

Will the residents on campus who do not live in Parkside View attend events at Parkside View and use the dining room? 
Yes, all areas of campus are open to all residents.

Is there a flexibility in the meal plan if we are gone on an extended vacation or don’t want one meal per day? 
No.

Are the Parkside View amenities only for Parkside View residents, or can residents from other areas of campus use them? 
All amenities across campus—including those in Parkside View—are available to all Franke Tobey Jones residents, regardless of which building they live in. Our goal is to foster a vibrant, connected community where everyone can enjoy all the experiences and spaces we offer. 

How large will the pool be?
That has not been determined yet.

What will happen with the current Wellness/Fitness space?
The current Wellness/Fitness space will be relocated during construction.

What is the Level of Care Fee?
There are separate levels of care fees for Assisted Living and Memory Care.  Check pricing brochure for current level of care fees.

Schedule and Timeline Questions

If I’m not ready to move in 2029, what happens with the 10% deposit? 
If you’re not ready to move in when Parkside View opens in 2029 but still wish to become a resident in the future, your 10% deposit will be securely held. You’ll remain on the waitlist, and if the building is fully occupied or your preferred apartment isn’t available at that time, we’ll contact you as soon as a suitable apartment becomes available.

When you call me, how much time will I have to make the decision to convert my $2,000 deposit to a 10% deposit and choose my apartment? 
When it’s your turn, you’ll typically have three to four days to make your decision. We will be able to give you all of the information on the apartments beforehand so that you are well informed before making your final decision. Others will be selecting their apartments during this time as well, so we encourage you to act promptly to ensure the best selection. We will reach out to depositors in the order their $2,000 deposit was received, so the sooner you decide, the more options you’ll likely have.

When can I select my apartment?
You’ll select your apartment at the time you convert your $2,000 deposit into the 10% entrance fee deposit. Apartment selections will be made in the order deposits were received, so acting promptly can give you a wider range of choices.

What happens when the apartment I want is already taken?
You will need to pick your 2nd or 3rd choices. 

If I choose not to take an apartment, will I remain on the waitlist and retain that same priority?
Yes

If I want a two bedroom and they’re not available, can I stay on the waitlist?
Yes 

If I am on the Wait List and am not ready to move when I get your call, do I move to the bottom of the list? 
Yes, to keep the list moving we would move you to the bottom of the list. 

If I give you a deposit today, do I need to choose my apartment size?
No.  We are asking depositors to give us an idea of the size of apartment they may be interested in just so we are on track to build the right mix of apartments, but you do not choose your apartment until you pay your 10% entrance fee deposit.

How comfortable is FTJ with the sales and construction timelines?  Do you think there will be delays?  How long will it take to get to 42 of the 10% entrance fee deposits?
The pace of sales will determine the construction timeline.  We’ve had a great response to this project with over 100 Expression of Interest deposits in less than six months.  No one knows how quickly these deposits will become 10% deposits.  We are using the same construction company that built the Care Center and Bristol View which opened in 2019, and we have great confidence in their team.

If I am already on the Franke Tobey Jones waitlist for another area of campus, can I be on the Parkside View wait list too?
Yes, you can absolutely be on both waitlists. To join the Parkside View Priority List, a separate fully refundable $2,000 deposit is required. This ensures your priority status specifically for Parkside View while keeping your first deposit intact for your other waitlist options. Current campus and future campus deposits are different and will be handled separately. 

If we sign up for Parkside View, do we get at the top of the wait list for the other areas of campus now?
No, the waitlists are completely separate. 

How do I sign up for another area of campus?
Parkside View is a separate waitlist.  If you want to live in another building on campus, you will need to be on a separate waitlist and pay a separate waitlist deposit. 

What is the phasing plan?

Phase 1

  • Demolition of the old Health Care Center building and construction of Parkside View Phase 1.

Phase 2

  • Conversion of the top floor of the current Care Center to Assisted Living apartments and residents from Lillian Pratt moving into these apartments.

Phase 3

  • Demolition of the Lillian Pratt building and the construction of Parkside View phase 2.

Will Phase 3 be built lower than Phase 1?
The current plan is the back of Phase 3 (Parkside View Phase 2) will be three stories and the front will be lower.

Why won’t you start construction for two years?
Construction is intentionally phased to ensure the project is fully designed, financially secure, and thoughtfully executed. We are finalizing the building plans, securing the required deposits to obtain a construction loan, and completing financing and permitting—all are critical steps to ensure long-term quality and success before breaking ground.

Construction Questions

Is Parkside View steel construction or what?
The parking level of Parkside View is built with durable concrete, while the three residential floors above it are constructed using wood framing. This combination provides a solid foundation with comfortable, efficient living spaces above.

What kind of fire suppression will be in Parkside View?
Parkside View will include a comprehensive, commercial-grade fire suppression system, with the entire building fully sprinklered. In addition, all apartment doors will be smoke- and fire-rated to enhance resident safety and peace of mind. 

How is construction preparing for earthquakes?
Parkside View is designed and built to meet or exceed all current seismic building codes and regulations, incorporating advanced engineering practices to ensure structural integrity and resident safety during an earthquake. This includes reinforced foundations, flexible building materials, and construction techniques specifically engineered to absorb and dissipate seismic forces. Our commitment is to provide a safe, resilient living environment that prioritizes your peace of mind.

During construction, will the current assisted living apartments be impacted?
While some impact from construction is to be expected, we are committed to minimizing disruption. We’re pleased to be working with the same trusted contractor who successfully built both the Care Center and Bristol View. Throughout those projects, they demonstrated exceptional respect for timelines, clear communication and sensitivity to the needs of residents.  Many residents found the process both well-managed and engaging—some even enjoyed watching the progress unfold. We’ll continue to prioritize transparency and keep residents informed every step of the way.

When construction is complete, will there be enough assisted living apartments for the residents who need to move there?
Currently, approximately 80% of assisted living and memory care residents join us from outside the campus. Once Parkside View is complete, we will focus the assisted living and memory care resources primarily on on-campus residents. We will be marketing these care options to the broader community less than we are now, ensuring that ample space is reserved for residents who transition within the Franke Tobey Jones continuum.

What is going away?
The old Health Care Center will go away to make room for Parkside View.  Residents were moved out of the old Health Care Center in 2019 when the new Care Center opened.

Care Questions

IF YOU NEED MORE CARE

If I’m living in Parkside View and need more care, what are my options?
If your care needs change, you have flexible, supportive options. You may remain in your Parkside View apartment and bring in care from an outside home care agency, allowing you to stay comfortably in your home for as long as it is safe and appropriate. As part of our Continuing Care Retirement Community, if you later require a higher level of care, we will seamlessly coordinate the transition for you—handling logistics and moving—so the process is smooth, simple, and stress-free.

If I need more care, what is the process to move to assisted living or memory care?  How does it work financially?  
When the time comes for additional support, you—or your family—would connect with the Admissions Team, who will collaborate closely with clinical staff. Together with your doctor, any necessary assessments will be conducted to determine the appropriate level of care tailored to your needs. Once the plan is in place, we’ll coordinate your move, handling all the logistics so you only need to focus on packing and unpacking your belongings.

At Franke Tobey Jones, we take pride in truly knowing each and every resident. If we notice any changes in your health or wellbeing, we’ll proactively reach out to discuss options and involve your family as needed, ensuring you receive timely support.

Financially, your 90% refundable deposit will transfer with you to your new level of care. Your Parkside View rent will stop once the apartment is vacated, and you will begin paying the monthly rent and care fees associated with your new residence on campus, making the transition smooth and straightforward.

If my spouse needs memory care, do I stay in my apartment?
Absolutely. If your spouse needs memory care, you have several comfortable options. You may choose to remain in your current Parkside View apartment, move to a smaller apartment within Parkside View  or relocate to another building on campus that better suits your needs (subject to availability).

For example, if you prefer the convenience of three meals a day and additional services, you might consider moving to the Tobey Jones Building. Many couples at Franke Tobey Jones live in separate residences on campus when one partner requires a higher level of care—this is quite common, and we’re here to support both of you every step of the way.

If my spouse needs care, how would it work for me payment wise?
We can move your spouse to the appropriate level of care, and you would be charged for the monthly rent and level of care.  You can either stay in your current apartment and continue to pay the monthly rent, or if you’d like to downsize, you can also do that…and you would then pay the smaller apartment monthly rent.

If I move to assisted living would it be just a bed?
No, you would be in an apartment.

Transition to Memory Care/Assisted Living/Skilled Nursing – Who makes the decision – the resident or the staff?
It is typically staff who make the recommendation, and we work with the resident and family to find the best care solution.  However, we do not force anyone into any type of care. 

SKILLED NURSING

How many rooms does the current Assisted Living have?
Currently 52.  The new assisted living will have approximately 30 to 40 apartments. 

Is skilled nursing provided? 
Currently, yes.  In the future we will transition to an assisted living model that will allow a higher level of care in assisted living. All of the same level of care currently provided in skilled nursing will be provided in the new assisted living.

How many Skilled Nursing rooms do you have?
We have 23 Skilled Nursing beds.

Will there be enough Skilled Nursing when Parkside View opens?
Currently we bring skilled nursing residents in from outside FTJ to fill the beds, though FTJ residents have priority.  When Parkside View is open, FTJ residents will still have priority, and will most likely fill the skilled nursing beds.  In this case, we will not market to the outside. 

Does the FTJ Care Center do injections in SN?
The FTJ Care Center does not do IV’s.

I’m concerned about your Skilled Nursing going away.  How can I still get Skilled Nursing?
FTJ will provide all the levels of care we do now, it will just be under a different license (the Assisted Living license).

Transition to Assisted Living/Memory Care/Skilled Nursing – Do the monthly fees go up when moving for more care? 
When you move to assisted living, memory care or skilled nursing you no longer pay for your independent apartment.  You would pay either the assisted living, memory care or skilled nursing rate, and in assisted living and memory care you will also pay the level of care rate. 

If one person needs to go to a skilled/memory apartment on campus, does the charge for that become like a monthly nursing home charge rather than a purchase of a second apartment?
You would get 60 days of a free healthcare benefit, then begin paying the monthly fee, discounted 15%,  for the care area.

What happens when all the beds in assisted living or skilled nursing are full and I need care?
You will be placed on a waiting list and as a current resident, will have priority over others coming from off campus.

What is the staff to resident ratio in the Care Areas?
Typical ratios are 7-8 residents for each CNA but this is adjusted based on the acuity of residents.

Is FTJ affiliated with a hospital? 
Tacoma General and Allenmore, both MultiCare facilities and St. Josephs which is a Virginia Mason Franciscan facility are within a short drive.  There are also several urgent care clinics nearby, one as close as Point Ruston.

How often does the doctor visit residents in the Care Center?
Once a week at a minimum, sometimes every day if needed.  The doctor is on call 24/7.

Is there a steam room or sauna in the Wellness Center or on campus?
No

Do you offer blood pressure checks to residents?
Yes, to all residents in the care areas but not to independent living residents.

Do we have to pass a health assessment before moving into Independent Living?
No

What is your clinical turn-over rate?
We have a robust retention program. Many caregivers have been at FTJ for years and even decades.  FTJ has about a 30% turnover in clinical staff which is very low for this industry.

If I live in Independent Living, is there a place I can go for minor care?
There are several urgent care facilities in the area, one as close as Point Ruston.

Does FTJ provide OT/PT?
Yes, Age Strong in the FTJ Care Center provides OT/PT for residents.

Is your memory care open to the outside community?
Yes, memory care is open to the outside community.

Phase 2 of Parkside View Questions

When will Phase 2 of Parkside View start?
Phase 2 is expected to begin 5-10 years from now. We’ll keep you informed as plans evolve and timelines become more defined.

Will Phase 2 have a net increase of apartments or just more amenities? 
Phase 2 of Parkside View will include both. It is planned to add approximately 40 new independent living apartments, along with expanded amenities to further enhance the lifestyle and services available to residents.

Will there be a library or music room in Phase 2 of Parkside View?
While final plans are still being developed, both a library and a music room are very likely to be included in Phase 2. These features are important to FTJ, and we’re carefully considering how to incorporate them into the next phase of Parkside View. 

What is the completion timeline for Phase 2 of the Parkside View building?
Phase 2 of the building (phase 3 of the project) is 8-10 years away.

Phase 2 – Will Lillian Pratt be torn down?
Yes.

Misc Questions

What are the age demographics for Franke Tobey Jones? 
Our community includes a diverse range of ages, with most residents typically between 75 and 95 years old. While some residents are younger and others older, the current average age is approximately 84. As Parkside View is developed and new residents join, much like what we experienced at Bristol View, we anticipate the average age to decrease.

Can friends stay overnight?
Absolutely! They can either stay with you, or we offer a charming Guest Cottage on campus with three comfortable rooms, including a spacious suite featuring a living room, bedroom, kitchenette, and enough space to accommodate up to six guests. Many residents’ families and friends enjoy staying here for the convenience of being close to their loved ones. While staying in the Guest Cottage, guests can also dine with you. The Guest Cottage is a popular and well-loved option for overnight visitors!

I’m 20 years from moving, should I put down a deposit?
Considering the uncertainties that life can bring over the next two decades, you might find it beneficial to secure your place now with a fully refundable $2,000 deposit. This deposit guarantees your spot on the Priority List, giving you an advantage when the time comes to move.  

If you decide not to move to Franke Tobey Jones later on, your deposit will be refunded. On the other hand, if you choose to move in earlier, being on the Priority List early means you’ll likely have a shorter wait compared to joining the list later. 

Is there cell service on campus?
We do have cell service on campus.

How does Phase 3 impact the Lillian Pratt assisted living building? 
The assisted living is planned to move to the care center.  The Care Center will have enough rooms to accommodate the needs on campus.  We will no longer need to market to the outside community in order to fill care areas.

How long of a walk is it to Point Defiance Park?
We are fortunate that Metro Parks Tacoma just finished building a path from FTJ to the park, so depending on where you live on campus…it would be a one-to-five-minute walk to the new path. 

Does FTJ have yearly inspections from the Fire Marshall?
We get a yearly inspection from Fire Marshall to ensure we are up to code on anything and everything fire related.  Emergency Preparedness Manuals are in all buildings (multiple copies in various locations) and staff are tested regularly on proper procedures/drills.

Does FTJ have regular state surveys?
State Surveyors visit/audit the care areas regularly.

Who is FTJ’s insurance company?
“Propel” is Insurance company;  renews yearly with account audits and appraisals.

Emergency preparedness:  Does FTJ have “stair movers” in the buildings?
We do have “Life Slides” in all buildings to assist residents who have trouble navigating stairs in emergencies.

What is the minimum and maximum age for entry to FTJ?
62 is the minimum age.  There is no maximum age.

Who vets the staff and what is the process?
Franke Tobey Jones has a thorough onboarding process that includes state and national background check and drug screening.

When you finish Parkside View, what will the population of FTJ be?
We currently have 219 apartments/beds.  Parkside View phase 1 will add 59 apartments and the number of apartments in phase 3 (Parkside phase 2) is not finalized yet.  Some apartments have two occupants, and some have one.
